The Building Condition Index

Facility management has evolved in recent years owing to the increasing reliance on modern technology, necessitating facility managers to possess the skills needed to integrate these technologies into their practices effectively while aligning the operational processes with broader organisational objectives, regulatory requirements, energy efficiency and sustainability goals. This article draws upon recent research and professional consultation to provide a holistic view of how computerisation in building management increases decision-making and operational efficiency while contributing Building Condition Audit to emerging workplace stresses and the accelerated deterioration of building assets. The Facilities Management industry is currently at a critical juncture in its evolution, with an aging workforce, commercial pressures to maintain profitability and the accelerated inception of digital and computerisation systems being introduced into buildings with limited available resources to service, maintain and operate these critical systems. This research article draws on recent professional consultation, surveys, and in-depth analysis from 118 different commercial and industrial properties to examine the emerging and growing impact multiple building operating systems are having on the facilities management workforce, the challenges they face, and the secondary implications associated with strategic maintenance decisions and asset lifecycle assessments.
